Home on the Kenai: A Quick Look at Our Local Real Estate Market

Living and working here on the Kenai Peninsula is something special. Between the rivers, mountains, and tight-knit communities, it’s easy to understand why so many people choose to put down roots here. And even though our lifestyle moves at a different pace than bigger cities, our real estate market is always evolving.

Right now, the Kenai Peninsula housing market is showing steady movement. The median home price in the borough is sitting around $395,000, which is about 10% higher than this time last year.
That tells us home values here are continuing to grow — something that’s encouraging for homeowners and sellers alike.

At the same time, homes are taking a little longer to sell than they did during the super-fast market of the past few years. Many homes are averaging around two months on the market, which gives buyers a bit more breathing room to explore their options.

What I’m seeing locally is a market that’s finding a healthy balance. Well-priced homes that are cared for and presented well are still moving, especially as we head toward the busier spring and summer seasons. Buyers are being thoughtful and selective, and sellers who price strategically are seeing great results.

Real estate on the Kenai Peninsula has always been about more than numbers. It’s about finding the right place to build a life — whether that means a cabin by the river, a home in town, or a little extra space to enjoy Alaska.

If you’re curious about what your home might be worth, or you’re thinking about making a move this year, I’m always happy to chat and help you explore your options.
